A Risk Assessment Programme, Carried Out by Trained People
We carry out an annual health and safety risk assessment for each development and address the findings rather than filing them. Combined fire and health and safety assessments are no longer considered best practice, so the two are treated separately.
The health and safety risk assessment is provided through our own staff members trained to the appropriate standard. Property management staff hold the IOSH Certificate in Health and Safety, and more senior staff are trained to NEBOSH standard with certificates in health and safety or fire safety depending on their role. Keeping that competence in-house is what allows assessment findings to be understood and actioned rather than passed along.
The Inspection Routine
Formal inspections by the property manager are carried out every three months. Findings are reported to the board and action points are agreed, which turns an inspection into a decision rather than an observation.
Where a building is over 11 metres in height, additional statutory checks apply, and those run to their own cadence alongside the general inspection programme.

Fire Safety and the 2022 Regulations
The Fire Safety (England) Regulations 2022 came into force on 23 January 2023 and introduced legal requirements for responsible persons of relevant multi-occupied residential buildings in England over 11 metres in height. Those include regular checks of fire doors in communal areas and annual inspections of flat entrance doors.
Fire doors are part of a building's passive fire protection: they are designed to hold back fire and smoke for a defined period so residents can evacuate and the fire service can work. A door that no longer closes properly is not a cosmetic problem. We manage the inspection regime, record the outcome against each door, and provide the report to the leaseholder where the door is part of their demise.
We also offer fire door inspections as a standalone accredited service to buildings we do not manage.
Building Safety and Remediation
Where a building is over 18 metres and remediation works require approval from the Building Safety Regulator, the planning gateway application is filed before remedial work is arranged.
Buildings under 11 metres sit outside the Higher-Risk Building regime established by the Building Safety Act 2022, but they remain subject to legal duties covering fire safety, health and safety, maintenance and effective management. The Wider Compliance Picture
Beyond fire, a residential building carries a set of recurring statutory obligations that have to be tracked and evidenced: asbestos management, water hygiene and Legionella control, electrical safety testing, lift inspection and energy performance requirements.
Copies of assessments and their due dates are recorded on our management platform and can be viewed by directors or leaseholders at any time. An accurate record of safety assets and renewal dates is the difference between being compliant and merely believing you are.
