How Applications Are Assessed

All applications are carefully reviewed to ensure contractors meet our standards for quality, professionalism, health and safety, insurance and regulatory compliance.

Approval is document-led rather than informal. Contractors complete our approval form and provide evidence of insurance, relevant qualifications, accreditations and competency for the work they are appointed to do, refreshed annually or whenever a document expires. Our contractor management process explains in full how contractors are appointed, instructed and paid, including works orders, before-and-after evidence and our 30-day payment terms.

What Working with Us Looks Like

We think it is fair to set out what an approved contractor can expect from us, and what we expect in return, before you spend time on an application.

Every job is instructed formally. The property manager issues a works order before any work begins, and invoices must arrive with that works order and before-and-after photographs of the work carried out. We reserve the right to inspect completed works to our satisfaction before payment. In return, our payment terms are strictly 30 days.

Smaller repairs move quickly: below an agreed value threshold the property manager can dispatch a pre-approved contractor directly. Above it we seek quotations, and where the expenditure passes the statutory limit the works go through Section 20 consultation, during which leaseholders may also nominate contractors of their own.

Approval is kept current rather than granted once. Documents are refreshed annually or on expiry, and the process is automatic: if a certificate lapses without being updated, our system removes that contractor from the available list on the date of expiry. Keeping your insurance and accreditation records with us up to date is the single most useful thing you can do to stay in work.

We do not charge contractors to join the network, and we take no commission or percentage of your invoices for general maintenance. Your price is the price that reaches the service charge.
