What Counts as an Emergency

If there is an immediate risk to life, health or safety, call 999. That comes first and nothing on this page changes it.

For urgent property matters that do not need the emergency services, our line runs 24 hours a day, seven days a week and is answered by experienced property managers. Genuine out-of-hours emergencies mean significant water leaks, loss of an essential service, or a lift entrapment.

What Does Not

Non-urgent enquiries and routine repairs reported out of hours are recorded and dealt with in office hours. That is not a brush-off: an out-of-hours call-out is priced at short notice and charged to the service charge, so using it for a job that can wait until Monday costs every leaseholder in the building money for no benefit.

Urgent issues should always be reported by telephone. Inboxes are not monitored overnight, and an email about a leak at two in the morning will not be seen until the morning.

How It Is Charged

The out-of-hours service is charged per unit per month as a service charge item, so it is budgeted and visible rather than appearing as a surprise on a single leaseholder's account. The cost of any works arising is separate and is dealt with like any other repair.

Who Actually Attends

Contractors dispatched out of hours come from the same approved panel as everything else. Approval is document-led: insurance, qualifications and accreditations are supplied up front and renewed annually or on expiry, and the system removes a contractor from the available list on the date a document expires.

That control matters more at 3am than at any other time, because nobody is checking paperwork at 3am.

Where We Do This

From our Plymouth office, across Devon, Cornwall and the wider South West. Each area page sets out the authority, the fire and rescue service and the local building stock.

Common Questions

What Should I Do If I Have an Emergency?

If there is an immediate risk to life, health or safety, call 999. For urgent property issues that do not require the emergency services, call 01752 257338 and select option zero. The line is available 24 hours a day, 7 days a week for matters such as significant water leaks, loss of essential services or lift emergencies.

Is the Emergency Line Answered by a Call Centre?

It is answered by experienced property managers rather than by a message-taking service, which is what allows a decision to be made about whether a contractor needs to attend that night.

What If I Lose Water or Power?

For water, contact the company that bills you first, as they are responsible for the mains supply. For electricity, check your consumer unit, then your supplier, and call 105 for the network operator. Where the loss affects several flats it may be a communal supply issue, and that is when to call us.
