Quoting your development and flat number gets an answer fastest. If your query is about a cost you want explained, say which line on the statement and we will come back with the invoice behind it. Leaseholders also have a statutory right to a summary of costs under section 21 of the Landlord and Tenant Act 1985.
Which Route to Use
There are four separate routes in and they reach different people, so picking the right one is the fastest way to get an answer. New enquiries about taking on a building come to the new business address. Residents of a building we already manage should use the resident portal, because a message raised there carries a reference and a visible status rather than sitting in an inbox.
Legal correspondence has its own address so that it is not mixed in with day-to-day traffic. And a genuine out-of-hours emergency, meaning a risk to someone's safety or to the fabric of the building, should always be a phone call rather than an email.
What Happens After You Get in Touch
A new management enquiry is handled by a person, not a queue. We will normally want to understand the building first: how many flats, the ownership structure, whether there is a resident management company or an RTM company, what the current arrangement is and why it is being reviewed.
From that we set out what we would do and what it would cost, as a written proposal rather than a verbal figure. There is no charge for that and no obligation attached to it. If you are a director acting for other leaseholders, the proposal is written so it can be circulated to them and read by people who were not on the call.
Switching from Another Agent
Changing agent is a decision for the resident management company or RTM company, taken the way the company's articles require, and the outgoing agent has to be given the notice its management agreement specifies. We can set out what the handover involves before any commitment is made.
The handover itself covers the transfer of service charge funds and the accounting records behind them, the building's health and safety and fire safety documentation, insurance details, contractor arrangements and warranties, and the leaseholder contact records. Where documentation is missing or incomplete, that gets identified at the start rather than discovered later.
Finding Us
The office is on the top floor of the Ocean Building at Queen Anne's Battery, on the Cattewater side of Plymouth. Visitors are welcome by appointment; the marina has parking, and the building is signposted from the main entrance.
