Hello everyone, I often read through comments on block management sites as I used to have an interest in it as a former leaseholder and having worked in property over the last 20 years in all aspects including block management. So, with that in mind I feel I need to say a few things about some of the negative comments I can see about Plymouth Block Management. I used to be a leaseholder for one of their blocks they used to manage, I have now sold and moved away, however I feel I need to explain a few things about Block Management as its obvious some people simply do not understand. Behind the scenes of Block Management, the people work diligently to ensure the smooth running of the sites. This includes handling maintenance, financial matters, and various admin tasks that are crucial to the collective wellbeing. Many of these tasks are complex and require a deep understanding of the unique challenges of the blocks themselves. I would ask you all before you make hasty judgements or uninformed comments about Block Management and their decisions and activities to first look deeper into the situation and find more about it and don’t judge it as you see it, because believe me there is very often a very good reason why a task hasn’t been carried out etc.  It’s quite simple, If leaseholders do not pay their service charge on time, then arrears build up and this has detrimental effect on the services that can be provided on the site and this includes grounds maintenance, contract cleaning, general maintenance and so on.  The people who do pay their service charge unfortunately do not think that other people do not pay and therefore services often must be suspended because of this. More extensive issues that arise may be over the £250 per leaseholder threshold and therefore will require a section 20 to be issued.  A section 20 notice can take up to 3 months to proceed with the work and even then, they can only proceed if everyone has paid. When you purchase a leasehold property, please read your lease, and get some sound advice on it because nine times of out ten it’s NOT the block management company’s fault why things go wrong.  Block Management companies are restricted in their management by often lack of funds. When my flat was under the management of Plymouth Block Management, not once did I have an issue and everything was addresses promptly and efficiently, fire alarm checks were carried out and everything went very smoothly.   I do have to say though everyone in our block of apartments all paid their service charge on time and therefore I rest my case. Well done to everyone who works in Block Management, It’s an extremely rewarding but is also very stressful and requires a lot of self-control and it’s not for everyone. To recap….find out the true facts before you judge companies such as this one because trust me, there are two sides to every story!

I am a leaseholder of 2 apartments in a purpose-built development of 58 apartments and 3 commercial units in Plymouth. Plymouth Block Management inherited several problems with the unfinished state and quality of the building standards, some rather undesirable rental tenants (who Plymouth Block Management were instrumental in removing) , tribunal challenges, led by me, regarding money owed to the Leaseholders Service Charge Account. Since Plymouth Block Management has been involved, I have exercised my rights under the lease terms and the Landlord and Tenant Act and inspected not just the statement of accounts supplied, but also all the documents supporting the expenses for the service charge account years ending 2011 - 2015. I am pleased to be able to report not only have Plymouth Block Management been very helpful during these inspections/audits I have found nothing invalid or unreasonable in the expenses charged to the leaseholder’s service charge account. The system Plymouth Block Management have adopted makes it very straightforward for anyone to inspect the accounts and is in suitable format should any leaseholder exercise their right to make a challenge through the First Tier Tribunal (Property).

Its Christmas and the end of another year, I wanted to thank you both for your hard work and dedication to looking after our blocks throughout 2023. We've accomplished so much this year. We have taken on new blocks, dealt with some particularly troublesome defects, carried out numerous FRAs, inspections, fire door inspections, parking issues the list goes on and on, and we have made our first apartment sales and generally simply kept things running smoothly day-to-day. I'm continuously inspired by Claire’s passion, drive and exceptional commitment to making sure our tenants and leaseholders have a beautifully managed block they can call their home.
