What a Buyer's Solicitor Is Actually Asking For
When a flat changes hands the buyer's solicitor needs to know what the buyer is taking on: the service charge history and whether anything is in arrears, the reserve fund position, any major works planned or consulted on, the building safety position, the insurance arrangements, and whether the seller has complied with the lease.
That information sits with the managing agent, which is why the pack is requested from us rather than from the seller. The industry-standard forms are the LPE1 for a leasehold property and the FME1 for a freehold property with a management company.

Why a Pack Is Sometimes Slower Than Anyone Wants
A pack is only as quick as the information behind it. Where the year-end accounts are in preparation, where a Section 20 consultation is part-way through, or where a building safety question is unresolved, an honest pack has to say so rather than leave a gap the buyer's solicitor will come back on in a fortnight.
The fast-track option exists for chains that cannot wait. It buys priority in our queue, not shortcuts in the answers.
After Completion
Most leases require notice of the transfer, assignment or charge to be given to the landlord or management company, and many require a deed of covenant from the incoming leaseholder or an application for membership of the management company. Those are separate steps with separate fees, and a sale is not fully tidied up until they are done.
Where notice is served late, a retrospective notice is chargeable at a higher rate, which is worth knowing before rather than after.

Common Questions
How Long Does a Management Pack Take?
It depends on what is outstanding on the building. Where the accounts are current and nothing is part-way through, it is a straightforward exercise. Where a Section 20 consultation or a building safety question is live, the pack has to describe the position accurately, and that takes longer than leaving it blank. A fast-track option is available.
Who Pays for the Management Pack?
Normally the seller, because it is the seller's obligation to provide the information the buyer's solicitor requires. The fee is charged to the individual leaseholder rather than to the service charge, since it relates to one flat rather than to the building.
Do I Get a Refund of Service Charges When I Sell?
Service charges are apportioned between seller and buyer by the solicitors as part of the completion statement, not refunded by us. The managing agent's records show what has been demanded and paid; the split between the parties is a conveyancing matter.
