Flood Risk in Bude

Both fluvial and open-coast tidal, and unusually for this research there is a completed and costed scheme. The Environment Agency's warning area for the River Neet names Pethericks Mill, The Crescent, the main car park, the Parkhouse Centre, The Strand, The Castle and Vicarage Road; the River Strat area at Stratton names the arts centre, Howells Bridge car park and playground, Bridge Street and The Leat. The Crescent flood defence and river restoration project, a 1.45 million pound scheme, began on 29 August 2023 with completion expected in April 2024, and the agency states it will better protect 22 homes and 15 commercial and community properties on The Crescent and Ergue-Gaberic Way. Separately the Flexbury flood alleviation scheme, a bypass culvert and improved channel, was built in 2010, and the council records a history of flooding from the culverted Berries Avenue stream.

Conservation Areas and Listed Buildings in Bude

Bude itself covers 57.7 hectares and the council's appraisal records it as designated in 1988; Stratton, 13.5 hectares, and Poughill, 17.7 hectares, are both recorded with a status date of 20 November 1974, though their appraisals say 1973, Stratton extended in 1981 and Poughill in 1989. The appraisals publish their own counts: 44 listed buildings and structures in Bude, all grade II except the sea lock, its gates and hand winches and Ebbingford Manor which are grade II star; 34 in Stratton, all grade II except Church House, the old Post Office and the Drangway at grade II star and the church of St Andrew at grade I; and 17 in Poughill including the grade I church and the grade II star Church House. There are no scheduled monuments in Bude or Stratton.

The sequencing is what catches boards out: consent first, then the Section 20 specification. Specify and consult before consent is in hand and the consultation has to be run again.

Planning Policy That Affects Flats in Bude

Decided under the Cornwall Local Plan, with the Bude-Stratton Neighbourhood Development Plan made on 21 June 2017 sitting on top of it. There is one Article 4 direction in the parish, covering 42.9 hectares at Maer Farm north of the town; it is rural land and does not reach the built-up area.
