Who You Deal with in Mevagissey

A block in Mevagissey deals with Cornwall Council, a unitary authority, so building control, planning and housing enforcement sit with one body. Fire safety in the common parts is enforced by Cornwall Fire and Rescue Service. Communal water and sewerage is South West Water.

The Residential Stock in Mevagissey

At the 2021 Census the division covering the town held 2,454 households with 280 flats in purpose-built blocks, 40 in a converted or shared house, 38 in another converted building and 37 over commercial premises.

Coastal Exposure in Mevagissey

Open coast harbour. The shoreline management plan names a policy unit for the town itself, holding the line in the long term with managed realignment considered in the short and medium, and undefended cliffs sit immediately either side within tens of metres. The town is in the Cornwall National Landscape, south coast central section.

Standards classify a high-salinity coastal atmosphere as C5-M, very high marine, in which unprotected steel loses more than 80 micrometres of thickness in its first year against as little as 1.3 inland. Balustrades, railings, fixings and walkway structures are what that costs a Mevagissey block, so we survey them on a shorter interval and fund the reserve fund from what the surveys find.

Flood Risk in Mevagissey

Combined tidal and fluvial, and the Environment Agency thought the risk serious enough to build a service around it: on 19 May 2021 it introduced a direct flood warning service for the Mevagissey Stream with over 160 properties automatically registered. The warning area names the fire station, Valley Road, Chapel Street, Church Street, Fore Street and the harbour. The council's section 19 investigations record a storm surge on spring tides in October 2012 flooding businesses, and overtopping along Middle Wharf and Olivers Quay in February 2014 flooding 20 properties. Flood zone 3 covers 6.9 per cent of the built-up area. The current intervention is Climate Resilient Mevagissey, a natural flood management project rather than a hard defence, awarded 280,000 pounds of national funding in February 2024 and running to March 2027. Mevagissey is a priority community in the council's strategy.

A mapped zone changes what a building costs to insurance and what a buyer's solicitor asks for in the management pack.

Conservation Areas and Listed Buildings in Mevagissey

One area, designated on 28 February 1973 and extended on 1 January 1976. The council's own record states that no conservation area appraisal is currently available for it, so there is no adopted character assessment to read before designing a scheme here. Historic England's list holds 122 entries in the built-up area, the highest of this batch, of which four are grade II star, the church of St Peter, the harbour piers and quays, Lawn House and 27 Polkirt Hill, and none is grade I.

Consent has to precede the Section 20 specification, not follow it, or leaseholders are consulted on work that cannot lawfully be done as described.

Radon in Mevagissey

Class 6 of 6 across all five kilometre squares over the town, where the maximum radon potential is greater than 30 per cent of homes above the action level.

Nobody's flat includes the plant room or the undercroft, which is why those get overlooked. A three-month test is cheap and the result sits with the compliance record.

Planning Policy That Affects Flats in Mevagissey

Decided under the Cornwall Local Plan, with the Mevagissey Neighbourhood Development Plan made on 27 June 2018, the earliest of this batch. The referendum result is not published. No Article 4 direction applies.

Policy in an adopted plan is not guidance. It is what the application is decided against, and a consent granted under the lease does not substitute for it or vice versa.

Changing Managing Agent in Mevagissey

A board does not need a reason to change agent and does not need the outgoing agent's agreement. It needs to follow its own articles and serve whatever notice the management agreement requires. On Mevagissey heritage stock the consents history is what most often turns out to be incomplete, and its absence resurfaces later as a planning problem.

See the handover sequence in full, and our fees, which are a fixed annual amount with no commission on contractor work.
