Block Management in Tetbury
Uniform radon class 3 across every square, and no flood warning area over the town.
Plymouth Block Management handles block, estate and leasehold management in Tetbury for directors of RMCs and RTM companies and for freeholders. All eight kilometre squares over the town are radon class 3, so the advice is the same for every block. The whole built-up area lies inside the Cotswolds National Landscape, and the conservation area, designated in 1971 by the council's own record, has no adopted appraisal.
What We Would Put First for a Block in Tetbury
Recommend Radon Measurement as Standard
Every square over Tetbury is class 3, at 3 to 5 per cent of homes at or above the action level, where measurement is advised. We would recommend measurement in communal ground-floor areas for each block and file the results.
ComplianceSpecify Within the National Landscape
The whole built-up area is inside the Cotswolds National Landscape and 23.06 per cent is conservation area. We would confirm planning constraints with Cotswold District Council before writing a Section 20 specification for external works.
Major works and Section 20Give Insurers the Correct Flood Record
A warning area labelled the Tetbury Avon at Malmesbury has no overlap with Tetbury. We would present insurers with the correct record, one upper Bristol Avon alert covering 1.48 per cent of the town, rather than a name match.

Class 3 Radon Across Every Square in Tetbury
Uniform across the town. All eight one-kilometre squares over the built-up area are class 3, covering 100 per cent of it. Some parts of each square are in bands of elevated radon potential, with a maximum of 3 to 5 per cent of homes at or above the action level. Radon measurement is advised. There is no variation anywhere in the town, so the same advice applies to every block: measure ground floor flats and communal areas.
Tetbury's Flats Are Almost Entirely Purpose-Built
Three wards cover Tetbury. Tetbury Town holds 1,050 households with 101 in purpose-built blocks, 9.6 per cent, and has no households in other converted buildings and none over commercial premises. Next door Tetbury East and Rural returns 171 purpose-built flats among 1,280 households, 13.4 per cent. So the flat stock is real but almost entirely purpose-built, with very little conversion. Reserve fund plans can therefore follow each block's own roof, fabric and services.

No Flood Warning Area Reaches the Town
One Environment Agency area contains any part of Tetbury, the upper Bristol Avon alert, and it reaches just 1.48 per cent of the built-up area. There is no flood warning area over the town at all. An area labelled the Tetbury Avon at Malmesbury names Park Road, Poole Road, Gloucester Road, Mill Lane and Baskerville. Those streets are in Malmesbury in Wiltshire, and the area has no overlap with Tetbury at all. Insurers should be given this record, so a block is not loaded for flood risk on a name match.
226 Listed Entries, but a Flat Grade Profile
One conservation area, designated on 24 March 1971 according to the council's own record. The same register gives a start date of 14 July 1993, so the two dates disagree. At 59.6 hectares it covers 23.06 per cent of the built-up area. There is no adopted appraisal, only a boundary map. Without an appraisal, external works to a block inside the boundary should be discussed with Cotswold District Council before a major works specification is fixed.
226 entries on the National Heritage List fall inside the built-up area, but the grade profile is flat. Four are Grade I and only four Grade II*, so just 3.5 per cent sit above Grade II against 10.7 per cent at Chipping Campden. The four Grade I entries are Porch House, the group at 5, 13 and 15 The Chipping, the Church of St Mary the Virgin and the Market House. Three of the four Grade II* entries are churchyard memorials at St Mary's rather than buildings. The town has effectively one Grade II* building, the Church of St Saviour. Most listed entries here are Grade II, and works affecting the character of a listed block still need listed building consent.

The Bath Road Direction Targets Agricultural Rights Only
One Article 4 direction applies, made on 30 October 1984 and named for Bath Road, and it is much narrower than its counterpart at Chipping Campden. It removes a single class of the development order then in force covering agricultural buildings and operations, rather than any householder right. It covers 1.22 hectares, just 0.64 per cent of the town, entirely inside the conservation area. For a residential block it is very unlikely to bite at all. The council's copy is a scan without a readable street schedule.
The Whole Town Sits Inside the Cotswolds National Landscape
Decided under the Cotswold District Local Plan 2011 to 2031, adopted 3 August 2018. The Tetbury and Tetbury Upton Neighbourhood Development Plan was made in December 2017. Its referendum that month was carried by 93.99 per cent of those voting; the council publishes the percentage but not the vote counts or turnout. The whole of the built-up area lies inside the Cotswolds National Landscape. Alterations to a block are judged against the local plan, the neighbourhood plan and the landscape designation together.
