Local Land Charges in Bristol
Bristol's local land charges register moved to the national register on 18 July 2023, so an LLC1 now goes to HM Land Registry and only the CON29 comes from the council. Bristol charges VAT on it: 99.92 pounds for a residential CON29, 134.55 commercial, 18.91 for each additional residential property. Two local quirks slow things down. Searches are ordered by email with a location plan and paid by bank transfer only, and the council warns that a request which does not state the fees at the start will be delayed and that nothing is processed without proof of payment. Drainage enquiries go to Wessex Water and mining enquiries to the Coal Authority, not to Bristol.
How Long a Search Actually Takes in Bristol
Bristol publishes no turnaround time for a local search. That is a verified absence rather than an oversight in this research: both dedicated pages were read in full and the council's own site search queried. It matters because Bath, twelve miles away, publishes three working days. If a Bristol sale is stalling on searches there is no published service standard to hold the council to, so the practical answer is to order early and chase.
What We Do About Management Packs and Searches in Bristol
How that becomes a service here, working from what Bristol City Council publishes:
- Keep the register entries and the management record consistent, so a search does not raise a question the file cannot answer.
- Tell a conveyancer what Bristol City Council actually takes, and build the timetable on that.
Our fee for that is a fixed annual amount with no commission on contractor work, so the advice above costs the building nothing extra when it turns into a job.
How This Works, in General
The law here is the same in Bristol as it is anywhere in England, and it is set out in full on our Leasehold Conveyancing & Management Packs page rather than repeated on this one. What changes locally is above: the authority, the figures, and what the tribunal has actually done with cases nearby.
