Who You Deal with in Bodmin

A block in Bodmin deals with Cornwall Council, a unitary authority, so building control, planning and housing enforcement sit with one body. Fire safety in the common parts is enforced by Cornwall Fire and Rescue Service. Communal water and sewerage is South West Water.

The Residential Stock in Bodmin

At the 2021 Census 1,087 of the 6,110 households across the two Bodmin divisions were flats, 17.8 per cent, of which 782 were purpose-built, 130 in a converted or shared house, 118 in another converted building and 57 over commercial premises. The split between the two divisions is worth knowing: St Petroc's holds 81 of the converted-house flats and 43 of the commercial ones against 49 and 14 in St Mary's and St Leonard.

Flood Risk in Bodmin

Unusual, and specific: six separate Environment Agency flood warning areas cover the town and every one of them is on the Bodmin Town Leat. They run in sequence down the watercourse, naming Gilbert Road and Pendower Meadow, then Priory football field, Priory Park and Church Square, then The Piazza, Crockwell Street, Dennison Road, Bell Lane, Market Street and Burnards Court, then the health centre, Station Yard and the fire station, then Scarlett's Well Road and the Camel Trail, and finally Flaxmoor Terrace. The council's critical drainage area report explains why: the town is centred on a steep catchment and the culverted stream beneath it benefits from a flood alleviation scheme whose capacity is restricted. Bodmin is a priority community in the council's local flood risk management strategy and has its own surface water management plan.

The cost lands on the insurance schedule and on the reserve fund long before any water does.

Conservation Areas and Listed Buildings in Bodmin

Two areas inside the parish. The town centre area covers 47.1 hectares and the council's own appraisal records that it was designated by the former district council on 30 September 1991, with the appraisal and its recommended extension adopted on 17 May 1999 and taking effect the same day. Berry Tower is a separate 3.5 hectare area designated in August 1994. Historic England's list holds 119 entries in the parish, one of them grade I, the church of St Petroc, and nine grade II star.

It also narrows the contractor list and lengthens the programme, both of which belong in the Section 20 specification rather than in a surprise later.

Planning Policy That Affects Flats in Bodmin

Decided by Cornwall Council under the Cornwall Local Plan. A neighbourhood plan area has been designated and the plan is being drafted, so there is no made town-level policy layer yet and no referendum has been held. No Article 4 direction touches the parish, tested against all 126 directions the council's own mapping holds.

Worth knowing before a block plans a conversion, a subdivision or a change of use, because it decides whether the scheme is arguable at all, well before the consent question under the lease arises.

Changing Managing Agent in Bodmin

A board does not need a reason to change agent and does not need the outgoing agent's agreement. It needs to follow its own articles and serve whatever notice the management agreement requires. On Bodmin heritage stock the consents history is what most often turns out to be incomplete, and its absence resurfaces later as a planning problem.

See the handover sequence in full, and our fees, which are a fixed annual amount with no commission on contractor work.

Bodmin Questions

Which Council Does a Block in Bodmin Deal With?

Cornwall Council Building Control. One body, so building control, planning and licensing sit together.

Who Enforces Fire Safety in the Common Parts in Bodmin?

Cornwall Fire and Rescue Service, as the enforcing authority for the Fire Safety Order.

Who Supplies Water to a Development in Bodmin?

South West Water. A communal supply is the building's contract, not a leaseholder's, so report a loss to common parts through us.

Do We Need Consent for External Works in Bodmin?

On a listed building or in a conservation area, yes, for much that would be permitted elsewhere. Get it before the Section 20 specification, not after.
