Cornwall still runs its own register, so a standard search comes from the council rather than from HM Land Registry, at £263.75. That is more than twice Torbay's 129.50 and nearly three times Plymouth's CON29-only fee, which reflects that Cornwall is still selling both halves. Two Cornwall fees matter more than the headline once a sale runs into trouble. If a sale stalls and the search needs refreshing, the council will refresh a standard search for £131.88, half the full price, provided the original search document goes back with the fee no later than six months from the date of the original search. After that it is the full £263.75 again. Optional CON29O enquiries are £30 each, a question of your own is £45, and the council reserves the right to charge more for complex searches or extra parcels. A personal search of the register is free, but inspection is by email and by appointment only, and the council describes what it supplies as unchecked and unrefined data. These are the fees published as of 3 January 2026.
How Long a Search Actually Takes in Cornwall
Cornwall publishes 10 working days, but words it as an observation rather than a standard: it is currently taking 10 working days, and the council warns this could increase to at least 20 working days during peak times. For a summer completion in Cornwall that second figure is the one to plan against. Cornwall is also still to hand its register to HM Land Registry. The government's programme page, last updated on 18 September 2026, does not list Cornwall Council among the authorities whose data has transferred, while Plymouth moved on 7 January 2022 and West Devon on 15 April 2025. On sales either side of the Tamar the official LLC1 therefore comes from two different places: HM Land Registry for a Plymouth or West Devon flat, Cornwall Council for one in Saltash or Torpoint. Cornwall offers what it calls fast, easy submission by direct email to landcharges@cornwall.gov.uk as well as by post, it accepts card payment for all fees, and it charges its admin fee per application site rather than per application.
